How do I go about transfering my portion of a joint tenancy property to a third party?

If there is a mortgage on the home, the mortgage company will not be happy if you transfer your title to a third party without satisfying the current mortgage obligation. In other words, in order to transfer to a third-party, you'd have to refinance. If there is no mortgage a quit-claim deed will do the trick.
