joint tenant ?

What is the name of your state? indiana


just wanting an opinion.cause now i'm confused. i ask a real estate person this question and this is how he answered and was wandering if its correct.

purchase home and deed says joint tenants . the realtor said that if deed says names and joint tenants (only) that: when one of the joint tenants passes away that heirs of that joint tenant inheritates their half ?
i know that the joint tenant w/ rights of survivor means the other person gets the property. and that property is divided if it says tenants in common.

1) if joint tenant means the same as tenants in common. (property is divided).then why couldn't you just add w/rights of survivor to either one and and it have the same meaning?

2) is joint tenant w/ rights to survivor mainly used for husband/wife situations.

**A: wrongo. When a joint tenant dies, the other tenant gets the deceased interest.
