What is the name of your state? GA
I am renting a basement apartment from an acquaintance. Before I moved in, she sent me an e-mail stating that I would be renting the place and the day I would move in, but there is no lease. I thought this would be easier because we'd both have more flexibility, but it looks like it might become a problem.
I just moved in this weekend and there are already a lot of issues. When I arrived with my moving truck, the apartment was still filled with the landlord's food, clothes, and furniture. I had to spend several hours cleaning it out before I could even begin to move my stuff in. The place was also filthy- bugs everywhere, spilled juice on the floors, etc. I decided to just ignore it and get my stuff in, because the place is actually very nice when clean.
When I began setting my stuff up, there were more problems. None of the electrical outlets in the bedroom work, and there is no light. Additionally, random outlets in the rest of the house don't work. I e-mailed my landlord about this (she seems to be avoiding me- I can't get her by phone or by going to her part of the house) and she finally responded stating that I had moved in earlier than expected and that she would fix the items. Fine, problem solved. But the fact is that I didn't move in early so I'm a little concerned that she's stalling and also worried that the wiring issue are going to be very expensive to fix and that she won't do it.
Ideally, I'd like to deduct the cost of the clearning/moving from my rent. Can I do this without worrying about getting evicted?
