What is the name of your state? TX

I am looking to purchase 15 acres of raw land. I intend to build a house on it as well as a corrugated steel structure. What kind of testing do I need to do on the property? I was told by someone that I need to do a phase I assessment as well as a geotech (did I say that correctly?) First off, is this information correct? And second, what do each of these tests look for? Any help would be appreciated.

**A: in simple terms, the first deals with discovering any type of environmental hazards and the second deals with discovering the type of soil etc. to see if it suits the building foundation type.

Thank you. One more question. What is the best place to find out about any zoning restrictions that the property may have. Is there a resource on the internet?

**A: your local zoning department. And while you're at it, talk to the local building department as well. That will save you from posting another question of this nature.
