Landlord Rights?

I own a beach house in Florida that I rent out by the week. I use a contract that I wrote up myself, I am not a lawyer. The contracts are signed by the tenants, I don't sign the contracts and have never given a signed copy back to a tenant.

If I have a tenant who overstays their weeks rental what recourse do I have to get them out of the house. I ususally have a renter move out in the moring and another in in the afternoon. If one should overstay can I have them physically removed, or do I have to go through an eviction? Are short term rentals of this kind different from longer term rentals? This is a vacation rental and not intedended as someone's primary residence.

Any advice would be appreciated.

Check Florida "innkeeper" laws. You should always provide a copy of signed agreement to tenat - otherwise, it could well be considered "fraud".
