Landlord showing up unexpectedly

What is the name of your state?I live in Michigan where I rent a house. My landlord keeps showing up unannounced doing repairs and maintenance here or there. I am in charge of the maintenance of the house, but he is responsible for repairs. I get charged for maintenance items that are not completed. In the last 2 weeks he has shown up 4 times. Last week he charged me for a filter, which I had bought the same day he came and replaced it. Today I got charged for him to finish cutting my grass, which I had ran out of gas the day before and picked some up on my way home from work to finish. It is starting to get ridiculous!

Is this legal? Can he just show up all the time like this? I feel like my privacy is getting invaded. Doesn't he have to give me some kind of notice or something?

Sounds like you need to communicate with your landlord, written would be the way. Nice little letter stating you would like notice before entering the premises. Is this guy retired with too much time on his hands or something? Most cases here are that the landlord WON'T do the maintenance or repairs, this post is almost a breath of fresh air! I would not like the charges for things I would have already have done though.
Do you have this written that you are in charge of maintenance and he is in charge of repairs.. I would quote that in my letter if I were you .

Generally a Landlord can not ENTER you home without at least 24 hr. ( proper notice). That does not mean he/she can not come on the property to do repairs .

I agree send a self addressed certified letter to the landlord outlining your agreement . If it's not in writing get it in writing , otherwise tell him/her you will not pay , and then take it up in court .

He/she may just want things up to code , so he/she doesn't get fined . Co-operate .

Sent the letter, looking for alternate adivce

I sent a letter 3 months ago to them asking for 24 hour notice about him entering the house. His response was that he owned the home and that he can enter when he needs to.

I have only caught him in the house once, which is when I wrote the letter in the first place. I want to move but I have 9 months on my lease left.

I am at the point of trying to figure out what is considered his property and what is considered mine The lease states that "tenent hereby rents from landlord, certain residential real propery located <<my address>> togather with all tenements, hereditaments and appurtenances thereunto belonging, and all fixtures now or hereafter attached thereto or connected to therewith"

Does this mean that the house in mine for the time being? What is considered "entering when he needs to"

Is it Legal for me to change the locks? If not, is it time for me to get a lawyer? What can I do to keep him out of my home?

And re-read my first post carefully ,especially the part about Building inspectors .

If you find you landlord inside your Apt. or house rental , and it's Not an Emergency ,and he/she gave you no notice ,call the Police.

You said this happened ( 1 ) time ,and you gave notice . Maybe he/she got the message ,and NO he/she Can -Not Just enter any time they Please .
Anything put on the Lease that goes against NY Law is illegal.

Sir Blonde, This is Michigan we are talking about, I have been searching the Web and I can't find anything about notice In MI LL/tenant law. 24 hours is the usual standard and I think this LL is being a Putz. Also you can save a keystroke or two. LL is definitly a HE. :p
There has to be something to shove in his face with a statute on it...

Belly chuckle , The post ended up in the wrong thread , don't ask me how , Ghost ? :D I will delete it ,and find the right thread .
