What is the name of your state? CO

Our lease expires tomorrow, October 31st. We've already moved everything out and completely cleaned the house. We called the landlords and told them we wanted to schedule an exit walkthrough. We got a call back saying they will inspect the house "sometime between Tuesday and Friday". We called them back and left another message, but they aren't returning our calls. We can't just sit at the house 24/7 waiting for them to show up for the walkthrough, but they won't tell us when they're going to be there. We've already taken pictures of the condition of the premises since they are not very honest and trustworthy people. How does this effect their rights, and ours, to our deposit?

And speaking of deposits... since we do not trust them at all, can we request the deposit be returned to us in the form of a money order or cashiers check, or do we just have to take whatever form they give us?

Are walkthroughs required per your state's Landlord/Tenant laws? or your lease?

Once you receive the security deposit refund/accounting, you can dispute any charges (in writing) the LL deducts from the deposit. If the LL will not budge, you can sue in Small Claims Court.

You can request the refund be in the form of a MO or cashier's/bank check, but the LL does not have to honor your request.

I don't believe our lease says anything specifically about it, but I'll have to double check. I can't find anything on our states ll/tenant laws... only thing I ever find when I google is regarding the security deposit and when it must be returned.
