Landlord's agent insists I have to pay half

I signed a lease in Feb of this year for my apartment. I've contacted my landlord's agent for several problems, the refrigerator died, lost a freezer full of food, she sent a handy man out, he said he fixed it, it ran for a day and died again lost more food. She said she would replace it, that was a month ago, I rented a refrigerator so I do not have to go without.

My neighbor said she was having a bug problem and not two days later I spotted a few roaches my self. I called the LL's agent, that was two months ago, I bought several pesticides, electronic pest control, spent over 100 on it, nothing. I texted her last night and said informed her it is getting worse.

She texted me back I need to pay next month's rent early so she can buy a new fridge and pay for an exterminator for the whole building, and half of the bill is my responsibility! She said she had never had bug problems before and I must have brought them in... Talked to the previous tenant last week, he disagreed.

Last problem, her handy man was here while fixing the neighbors water, (pipes run through my basement) and he said "Just so you know that's asbestos on the heat ducts." I called her, she said no one complained before and I was over reacting.

The lease has nothing about pests or failing appliances. I do not know what to do at this point, I have never faced so many issues when renting before.

Call code inspection and have them make a written determination of this issue.

You are not required to pay rent early, nor are you required to wait to receive a fridge. However you jumped the gun early by purchasing or renting the fridge yourself. You are also not required to pay ANY of the exterminator bill

Undisturbed asbestos that is wrapped in it's sheathing is fine, however open asbestos is not. You should call code enforcement if you feel it is dangerous.

These are LL issues, NOT tenant issues UNLESS you are responsible for breaking or bringing in pests.
