Large rent increase/subletting office space

My boss sublets some space from another renter. Yesterday he was approached by that man and was told as of August 1st his rent would be increased by 50%. No reason given - probobly none needed. We know the rent for the entire space was not increased, and the other 2 people who sublet are not subject to any increase in their rent. My boss and this man have no signed lease, so I presume this would be a month to month situation. My boss was also notified that there would be a late fee of 25.00 after 5 days rent is late, which is standard, but then also he said 25.00 per day after that. My questions are, Can he raise his rent by that much, and impose the 25.00 per day late fees with such a short notice? Can he just plain raise his rent that much, as well as impose so many late fees? This man actually stated to my boss the reason for raising his rent was because my boss got a boat and a big screen TV (2 years ago) and he could afford it! We have rented space from him since 1999, and we know he is all about how to make money off people, not that that fact has anything to do with the legalities of this situation. Any help would be greatly appreciated. Thanks in Advance.
