What is the name of your state? California
I live in a rent control area in So.California. my tenent signed a 1yr lease , -but was'nt signed by me (owner)-
At the time, there wasnt any exchange or $$$$money/check$$$
The tenents on MOVE-IN day could not pay the full 1st months & deposit, so i voided the lease, and gave them a new one with the lastmonths/deposit defferred 1/3 over three months. = 3 month lease
I gave them a new adjusted lease, but they did not return it.
they have been late with the rent every month since and im afraid they will dropp behind in payments bye two months if i dont do somthing now.
I want to get them out of my apartment before there's any dollar damage.

how can i go about an "agreed eviction" ? Or jus evict. "refuse the late rent?"
my lenience is out the window.. help please.
