What is the name of your state? MA

Is it possible to transfer title to a property built on a lot that is smaller than allowed by the local zoning? In other words the lot is non-conforming but as close as I can tell it is not pre-existing non-conforming.

Thanks for the reply but can you explain the answer of "yes"? It seems that you are saying that you can record a title to a lot that doesn't conform to the local zoning regulations? Then what is the point of the zoning regs?

Say I have a property that has a house and a guest house on it. Can I sell the guest house along with some of the land if the amount of land put with the guest house is less than what is required for a house lot by zoning?
