Michigan question

Michigan question. A year ago I had a tenant who I currently have a judgement against. Ofcourse I have never received the judgement money. She left and never paid her utility bill (City Electric)either. When I called the City and gave them her new address I thought that would settle it. She put the utilities in her boyfriends name. The city is now threatening me to put a lein on MY property.

I told them after she moved out that she OWNS a home now and to place the lein on her property. Recently after not getting paid in my judgement I did place a lein on her property. I checked with the City and the home is in her name & her Dad's.

Can't the City put the judgement on her property?
Can I put a lein on future income taxes?
Do I have to notify her dad of the lein? (when I notified him a few months back that if I didn't receive the money owed to me that I would place a lein on the property, he told me he didn't think I could do it and said he would call his attorney) Well I did it.

City owned utilitys go after the easiest target , the home wich they supplied the service to and didnt get paid from. PAY it and go back to small claims court and sue her again, new reason, new filing.

Thanaks for the response. I appreciate it. Although I had anticapted that, I have appealed their decision in writing. I am waiting their reply. My husband says why even bother taking her to court because we never get the money anyway. UGH!

Your husband is not totally correct. yes it can take a while to get judgements collected. BUT if you renew a judgement when it is about to expire it can be kept going for some time and there is a good chance things can change for the tenant who owes it where they will need to use credit to buy a vehicle or a home or even could be denied something because of the old judgement wich means they would have to pay it to make it go away.
 
When judgements are issued who reports them to the credit agency's? Or do you have to report it? Do they get reported to the big three?

Your best bet I think is to literally talk to the big 3 and see what they have to offer in terms of membership for small users like a landlord. If your a member it will be so easy to get judgements into the system as well as being able to gain a credit report on a applicant.
