Missing quit claim

What is the name of your state (only U.S. law)? MISSOURI

Divorced three years ago. Wife was not on mortgage but was on title to home. Decree states she released all rights of title or claims to my house and that she was to provide a quit claim upon divorce. She said she signed one but I never got a copy and nothing on file with recorder of deeds. I didn't want to push it cause it was t a pleasant divorce. Now I am trying to refinance and there is a Lien against my home for home owners assoc fees she never paid for her property she bought after our divorce. 1. Is it to late to get a quit claim from her (she is very cooperative)? 2. Is a quit claim and the supporting divorce decree enough to get the lien removed. 3. Should a lawyer handle this or will a title company be sufficient? Could you offer a plan for me?

The quit claim isn't going to do anything about the lien.
The divorce decree isn't going to do anything about the lien.
Paying the obligations to the HOA will get the lien removed.
You may be able to take her to contempt to get HER to act (pay the debt, sign the deed). That will best be handled with an attorney.
A title company is NOT going to be able to do anything for you.
