Mobile home park application process? All new to me!

K here is the scoop. I am currently considering purchasing a manufactured home and it is located in a rented lot park. The park requires that the lots be owner tenants.

We also will have a another home that we would go to every Winter well actually about 7 months out of each year. We are snow birds and our employment allows us to telecommute plus our employment does require quit a bit of travel for business. So we really would not be I guess "living" full time at this mobile home except for certain months and times out of each year. We are considering this home because of the location, closer to airport and my husband has Cancer so closer to the hospital for treatments when he is scheduled for them. Plus the school disctrict for our Grandchildren.

Our daughter and grandchildren live with us also and have been for a quite a while but they would not be traveling to the Winter home with us due to school etc for the Grandchildren they would stay in the mobile home. And most certainly they could not travel with us while we are on a business trip.

Question is since I have never in my life lived in a mobile home park. I realize there is an application process. So I am assuming since I will be the owner of the mobile home and responsible for the lot rent then I would be the one filling out the application which will involve the credit check, background check and whatever else they do. I have A one prime credit and alwasy have been so not worried at all about passing the application process.

There would be no mortgage on the mobile home as we would be paying cash outright for the purchase.

Since our daughter and grandchildren would be staying at the home during the months we are gone (along with when we are there) maintaining the home and doing the upkeep etc. Do I just list her on the application as a tenant or how would that work? She has no credit at all - so I doubt if she would pass the application process but in reality she really has nothing to do with being liable for the lot rent or ownership of the home as it would be in my name solely and her and our Grandchildren would be living there with us. She would have nothing to do with making the lot rent payments as I would be taking care of all that even on the months we are at our other home or away on business.

I guess my specific question is - can the mobile home park deny our application simply because we would not be living there full time "seasonal" but my daughter and grandchildren would be there full time? Do I even have to tell them she is even living there also? I am not sure how this whole thing works as its totally new to me. I have not rented anything for about the last 30 years! We have always owned our own property and have not had to deal with renting.

Or does everyone you list as residing in the home have to have a credit check done or is it just the owner of the home the one liable?

I would suggest speaking to a atty using the links up top as to maybe structuring the title of the home in such a way that your adult child has a percentage of interest in the home just not enough to force a sale like you and your husband being higher percentage so that way all parties living there would be owner but you and husband would have primary controlling ownership, this way no one living there would be a tenant. anyway talk to a atty about it.

Thank you that makes perfect sense, but if we had the home in her name also would they also run a credit check on her for acceptance into the park?

She has no credit or maybe its even bad credit more then likely a combo of bother that is why she has been staying with us the last few years so we can help her and the Grandkids out? Or could it be just Husband and myself listed on the rental agreement ensuring the rent - in retrospect she will not be the one making the rent payment we are going to be doing that.
