Mobile home question

What is the name of your state (only U.S. law)? CA

Maybe somebody can give me some insight what to do.

I currently reside in a mobilehome in a mobilehome park. I have had quite a bit of interest in it and but have been unable to sell it due to a situation with the park manager.

In brief, I have had 2 "potential" buyers for the home who have made offers to purchase and those offers have been accepted. The homes have been put into escrow and everything goes along smoothly until the buyer meets with the manager to get "park approval" to live in the park. It seems no matter what, they are not approved for park residency.

At that time, (knowing there is an accepted offer on my unit) it appears the manager has been showing my buyers other mobilehomes in the park that are owned by the park owner and convincing MY buyer to buy one of them instead, cutting them a better deal and THEN when they decide to buy one of the park owned mobilehomes, they are mysteriously APPROVED, and their offer to purchase mine is withdrawn.

I am considering sending a decoy in with excellent credit and job history and a tape recorder to get the manager on tape doing this.

Is it legal for her to "steer" my clients towards one of the park owned mobile homes? Please help!

Do you mean that her actions are highly unethical or my wanting to send in someone to record her doing this is unethical?

A complaint to the park owner will only result in her lying her way out of any trouble as she has always done whenever she's been confronted by the absent park owner regarding complaints (valid ones, I might add) from tenants and will lead to retaliation from her, her brother, her mother and her sister (all whom she has moved into the park despite meeting the "acceptance guidelines" of having good credit or even jobs!).

Any suggestions? Do you think my mobilhome ombudsman in my area may be able to assist?
