What is the name of your state? Oregon
Renter is on a residential month to month agreement. Agreement lists tax parcel and house specifically. Renter decided to run his horses on the adjacent 30 acres (which is ours). Now thinks he's due a 90 day eviction because of his agriculture/farming use of the property. He was not running any animals on the lot that the house is on.
We gave him 30 day notice that we were terminating the agreement.
This guy is a friggin' nightmare.
Do we need to give him 90 days now? Can we sue this guy after all this to recover some of our costs?

Do your self a favor take pics of the property that he is using that isnt in the lease and pics of what he is supposed have available to him in his lease and continue with the eviction and let him prove to a court that he is entitled to more notice . BTW if you have any fence openings that made it easy for him to allow his animals over the line go close them up .

I have been looking over your State's landlord tenant law, and either it is too early for me or I am having a blonde day.

Where is this statute/law that says you need 90days for farming a land ( I mean if I look at it logically it makes some sense but I cannot find the statute). Could you find it and post it for me. If I read it I could then be able to assist.

About suing, do you have a security deposit that is not going to cover damages to your property? I am not sure what "costs" you are talking about here.
Thanks.
