What is the name of your state? What is the name of your state? CA

My boyfriend and I want to move in together. My lease is up and I am now on a month to month basis with my landlord. Do I need to let my landlord know that my boyfriend will be moving in with me? It said on the lease that I was to be the sole occupant but since we are now on a month-to-month, do I still have to be the sole occupant without written permission? Our main concern is, of course, money. The amount of rent I am paying now is currently about $400 under market. If I tell the landlord about my boyfriend, can he insist on a new lease and thereby raise the rent to the market value? I want to do what is right but we are also trying to save money as well.
Thanks in advance for your advice.

Well if the unit is under market price flat out ask your LL in letter how much more the rent will be due to the increase of wear and tear and or utilitys if your boyfriend moved in .Your LL will appreciate your honesty in asking first and may end up alot easier to work with you on it than if you sneak boyfriend in , Ill bet sneaking him in will get you a letter telling you to move out . AND your LL can just do that since you are a month to month renter .
