My tenants refuse to pay! How do I get them out??

What is the name of your state (only U.S. law)? NY

I've own this house for 16 years and never had any problems so I don't know what to do. i rented the upstairs apt to a couple and now they say they can't pay the rent because they are not working. They've been living there for two months with out giving me rent and when I went to ask for the money they say they not going to pay and that I should take them to court. What can I do. I've been collecting cash and they got no lease.

Hire an attorney that does evictions and familiarize yourself with the process. If you learn how to evict on your own, it will have been a good investment. Join a landlord tenant organization so that you learn how properly screen your applicants. There are many good books in Amazon that you can purchase that will help in your quest for knowledge in this area.
