Need advice of how to approach assoc.

About 6 months after I bought my condo I got laid off of my job. That was almost 2 years ago. I am a only parent, no child support and have been trying to play catch up every since that layoff. It took almost 9 months to get a fulltime job that paid 1/2 decent. I am now in fulltime school and work 3 jobs, one of them fulltime. But they don't pay enough for me to really pay all my bills. I switch bills every month of what i pay, i don't buy much food (I personally havent eaten in 5 days, just buy basics so my teen can eat), I dont go out, or drink, smoke, do drugs, etc. So really I am struggling truly just by trying to live. 800 numbers (collectors) call my house every few minutes and i cant answer them.

My association fees tend to get paid every 1-2 months because of this balancing act. Well apperantly they are fed up with me now because I just received a letter today from a laywer saying if I don't pay 800.00 in 30 days they will take possession of my condo. (2 months, plus this month, plus legal fees)

Obviously, its my fault. But its not from lack of trying or doing anything wrong. I am in school to try to make a better life. Where this gets worse is in three days I am starting a completely different job. It will be one where I only have to work 1 job and get the same amount of money. 3 days of working there as opposed to working 7. The problem is, who knows when I will get my first paycheck from them. I will get one check from my curent job in 2 weeks, but it will be for only 1 weeks pay. And even if it were 2 weeks worth, it wouldn't cover the 800.00. And everyone in my family is now dead, and being that i worked so much and never went out, i don't even have close friends that i can approach.

How can I approach the association with this? HOw can I ask them to give me time to make payments? Does anyone have any advice? I took this new job in hopes that it will make my life better and now i am afraid it might end in my losing the condo because i dont know when i will be paid. Please help.

Thanks. That part i figured out on my own. What I had wondered was if there was a suggestion on how to approach them to ask them to work with me, or is there no chance of it?

**A: there is no law requiring the HOA to work with you.

Communicate

If you have not communicated your situation to them, then they just assume you're a laggard payer. Although it may be difficult for you, why not request that you appear before their next meeting to explain your situation and ask for consideration. Has your unit gone up in value? Have you tried for an equity loan?

No, I don't imagine I would every qualify for a loan for a long, long time. That layoff and taking a job with such a big pay cut has really hurt me, and I don't doubt my credit is all marked up now. It would have to be.

Thanks for the tips. I am pretty possitive I can get 300 or maybe 400.00 this month, so thats 1/2... hopefully that will help negotiate. I think I just need to wait till monday, when I start my new job and try to see if I can get an idea of when i will be paid.

I just wish I truly knew what happens from here. Is it boom, 30 days and your out of your condo you have a mortgage on? Or is it 30 day sand a whole slew of court proceedings happens. Not that I want that to happen either, I just want an idea.

**A: generally the time period is over 30 days. Check with the HOA attorney.
