Need to reclaim rental house....How?

I manage a rental house that my disabled sister-in-law lives in with her 8 year old son. I've made a deal with the owner that I will maintain the house and make sure he gets his rent check every month as long as he can keep the rent affordable for her (fixed SS income). We've had to rent out 2 other rooms to make up the rent she can't afford. She is now engaged and would like to occupy the house with her son and fiance alone. Her name is the only one on the lease with the owner. We've had the tenants who are renting the other rooms sign generic month to month lease agreements. We have no problem giving 60 or more days notice for them to find other accomodations. What is the correct and legal procedure for us to do to avoid and potential problems later?

Google CA LL/T laws to find out the minimum required notice to give them to move out. Send the tenants letters via certified mail with return receipt requested, letting them know that you are terminating their month to month rental agreement as of X date, with X being at least the minimum amount of time away. If they don't move by that date, you can begin eviction procedures, but if you give them sufficient notice hopefully they will comply.

Run, don't walk to a bookstore and do what you should have done LONG ago... learn what your obligations are as a landlord!!

Rude comments to senior members gets you no where on this forum.

I agree with JETX also, if you're going to take on the responsibilities of a landlord, you'd better learn the law! It can ONLY work to your advantage.
