What is the name of your state? California

When property is sold, with tenents in it, and have yearly contract, with deceased owner & HUD, and does not expire till Nov. Does new owner have to comply with standing contract?
And, do they need they're own written lease?
Also, can the new owner give a 30 day notice to terminate tenentacy, 90 days before lease is up?
New owner and 3 yr. tenent, never had any aggrement. And, must assume deceased ones?
At least till it ends. thanks for you replies;) ;)
