What is the name of your state? New York. I live in a Townhouse not a condominium. I am told by the board that we are incorporated as a condo and therefore they are responsible for the maintenance of the exterior of the buildings. Any work done to the doors, windows and interior is my personnal expense. They will maintain the exterior including roof replacement and exterior painting. I have a deed which has meets and bounds of the town house footprint and 10 feet to the south which parcially contains a patio and deck foundations. I believe that it is the owners responsibility to replace the roof and exterior painting. Where can I find a law reference?

**A: first read your CC&R's to determine who is responsible for maintaining common and limited common areas and what constitutes such areas.
Next, a townhouse is just a type of development. Legally, the development entity you live in is a condominium.
