No Lease

New owner purchased the building where we lease an office. Our lease had expired prior to the new owners’ arrival. Is that lease still in effect but on a month to month basis? Normally it would be but I wonder if there is NO official lease since I never signed one with them.
Old owner said our deposit was transferred to the new owners.
The reason I ask is because we are not getting any replies for our request for a walk-thru, a deposit return summary/status or even a "go to hell" statement. It's just silence.

Small claims will be my next step if I don't have something in the mail within the thirty days.

Just wondering if there is anything I may need to know for my benefit. :)

My lease states my deposit is refundable within 30 days, normal wear and tear is acceptable and I must leave the unit clean.

I think that residential and commercial leases have different penalties regarding holding a deposit, but was wondering what penalties I can sue for if my deposit isn't mailed within 30 days.

I have left her several messages. Should I send a registered letter with my concerns at this time or just wait to see if she hangs herself. then proceed to small claims?

**A: that is not what your lease states but regardless, there is no set law for commerical leases, only residential. So you need to go by the lease agreement.
