Problem 1

Our apartments sends notices out saying they will spray all apartments. when that day comes they dont show up. So you call the office. They say "they were not able to make it out" and they cant give a date when they will be out. So a few days later a new notice shows up. So you plan and expect them out that day. However days before that new date they just show up out of the blue and want in. This has happened soooo many times and im sick of it. I work nites and sleep in the day and twice I have been woken up to people in my apartment. I have called and complained about it and said everything in the world (as has neighbors yet nothing gets done). What can we do?

Problem 2

Last year when it was time to renew the annual lease they gave us the new lease to sign 5 months in advanced (mailed to us). We are Section 42 low income housing (income based). My wife and me were confused as to why so soon. So we figured we had till like a month or so till before the other expired. The problem is .. two months later they threatened us to be removed from the apartments which was 3 months before other expired. The reason they stated is it takes time for the processing of our income based for rent (section 42). Now mind you we still had 3 months left on our current lease. We have NEVER been late on our rent and never had a complaint against us. I had mentioned this situation to a neighbor who I also found out had the same thing happen to him as well. Theres no where on our lease that says we have to give any notice cept 30 days prior to the lease expiring (even on our new one) Can they do this to us?



More facts they own ALL the complex's (4 of them) in the whole surrounding area. They have almost 300 units. They say that notices they give about spraying and things are a "courtesy" cause its considered maintenance. I have letters showing dates and then letters showing how they change things two and three times.

If moving was a option I would be out of here now. Im disabled and only work part time at nite. Moving just isnt a option I just wanna to know what I can do to protect us here. I know others in atleast this complex want something but are too scared cause the owner is a huge big wig in town and has lots of control of things.
 


Problem 2:Are you sure the landlord sent you a lease or a packet of paperwork to recertify your household? Tax credit properties typically begin the process 4 months in advance to ensure that the strict reporting guidelines are met. Tenants must recertify regardless if they are planning on staying. Failure to recertify per your landlords instructions will result in termination of the tax credit rent (meaning brought to market rent)and/or a notice to vacate given to you. Turn in the paperwork... (but don't sign the lease if you may leave). I am curious, however, if your planning on staying as your post suggests...why are fighting it? Failure to cooperate WILL result in the landlord choosing NOT to renew your lease. Please note: You more than likely signed an addendum to you lease stating that you will recertify and comply with ANY notices regarding verification of your income...this does not mean ONLY at lease renewal. Cooperate with your landlord and quit causing problems or find someplace else to live. There are many people needing and would appreciate the help these tax credit units offer them...without complaining to other residents.
