In Sept 2000 I moved into a rental house with my son (18) and fiance.
My fiance moved out in August 2002.
The original rental agreement was verbal, month-to-month. This landlord has done some pretty crazy things...coming in while fiance was asleep and tapping him to wake him up. Sending written eviction notice to fiance only, asking him to remove not only his belongings but specific items belonging to me.. Entering without notice and removing private correspondence from our kitchen, then calling to discuss the contents! He is very old and I really love this place, plus the rent is affordable and the place is really private. I have always responded to his sometimes outrageous actions in writing, in a courteous manner, and noting the Maryland Tenant/Landlord code that applies (because he is most always in violation, one way or another).
This landlord has decided since fiance moved out he must "take up a cause" again and has now sent notice stating the rental "agreement" is for myself and my son ONLY and, once again reminded me to remove fiance's personal property from premises. He has also been in the house again, without notice, then calls to discuss something he discovered without admitting he's been inside. Our rent is always paid and on time, we have made interior and exterior improvements (with his consent) and I am always doing a project or some task which sometimes makes the kitchen area look untidy (if you are peering in the windows!). I also work from home and sometimes cannot stop what I'm doing to acknowledge his horn-blowing in the driveway at a moment's notice. He has been asked, in writing, to call first so I won't seem rude for ignoring him but, as the whim strikes him, he tends to show up unannounced alot!
I know he has the right to monitor the property for "unsavory dealings" (which there are none of) but he has gotten to the point where he needs to know who's coming and going, who stayed the night and is trying to prevent fiance from coming and going now. I must mention fiance works for me and must, at least, come and go a.m. and p.m. to pick up or drop off equipment used in the course of business. He spends the night on occassion...hey, that's my option as a human!
The landlord knows of the business arrangement, even though I'm not sure it's any of his business. I don't feel obligated to discuss our "personal" arrangement with him but I am afraid he is crossing the line toward limiting my contact with fiance.
I signed this new agreement and attached a letter explaining the business arrangement, explaining the equipment belongs to ME thus will remain even though fiance has moved.
How much control can he have over visitors and "traffic" on the property.
Again, no real written lease but, Maryland Code does say the laws apply to oral agreements just as firmly as written ones. I want to continue living here and try to maintain open communication but, how much do I really need to reveal?
