Other tennants leaving property in my space?

What is the name of your state (only U.S. law)? Oregon

I lease a small commercial building for hobby use. I have an issue with the neighbors (other tennants) encroaching on my property and leaving their stuff around where it shouldn't be. My lease exclusively outlines the space that I pay for, there is no disputing their crap is in my territory. I would talk to the offending person about it, but usually I don't know who's stuff it is exactly. I've complained to the landlord countless times but she couldn't care less, and honestly she doesn't know who's stuff it is either.

Usually I drag the offending items out into the center of the parking lot where they can easily be found by the owner or otherwise hit/stolen, I don't care.

I have two questions:
1. Can I consider my leased property my own PRIVATE property, excluding the landlord?
2. Can I legally keep or dispose of the offending items placed on my private property? Do I need to give some kind of notice and wait a certain period of time first?

As it is posted "no trespassing", they are technically trespassing when placing any items there.

I know that "abandoned" cars on private property require 72 hour notice before I can have them towed, but, cars are different than random "things".

This is not a legal answer, but I would post a sign indicating that anything left on my space will be disposed of as trash.

Post a sign as suggested. Take pictures. After a while (a week or two) then get the stuff up and put it in your building where it cannot be seen. When someone comes to ask you about it **************... nows the time to explain to them that is your space. Also do a small word doc for them to sign before you give them their stuff back. Have it read clearly that you have informed them of where your spaces are and they understand in the future there stuff can be trashed. If you do this first you have proof you have spoken to them and second you have proof that there can be no understanding that they know where your lots are.
You can do anything**************...... you can say anything**************************** but if you do not draw something up to prove everything you do then they will kick your ass if you end up in a courtroom.
