What is the name of your state (only U.S. law)? Oregon
I lease a small commercial building for hobby use. I have an issue with the neighbors (other tennants) encroaching on my property and leaving their stuff around where it shouldn't be. My lease exclusively outlines the space that I pay for, there is no disputing their crap is in my territory. I would talk to the offending person about it, but usually I don't know who's stuff it is exactly. I've complained to the landlord countless times but she couldn't care less, and honestly she doesn't know who's stuff it is either.
Usually I drag the offending items out into the center of the parking lot where they can easily be found by the owner or otherwise hit/stolen, I don't care.
I have two questions:
1. Can I consider my leased property my own PRIVATE property, excluding the landlord?
2. Can I legally keep or dispose of the offending items placed on my private property? Do I need to give some kind of notice and wait a certain period of time first?
As it is posted "no trespassing", they are technically trespassing when placing any items there.
I know that "abandoned" cars on private property require 72 hour notice before I can have them towed, but, cars are different than random "things".
