I rented my house in February 03 and was told that I would be getting a new dishwasher and stove since both were not working properly. I waited three months to finally get them, but being a new tenant I wanted to show that I had some patience. Then one night the heater broke (gas furnace) when it was 10 degrees outside. He said he couldn't get anyone out until the next day so I had to wait again. In June 03 he began prepping the house to be painted but then left after the 4th of July to go on vacation, upon his return he said it was too hot to paint so he would be back when it cooled down, so I have a have primered, yes primered house with the mailbox sitting on the front porch and the house numbers taken down as well. I also have holes in the wood on the front porch that I have already have a guest step through so I asked him to fix it, he cut some plywood and threw it over the holes and said he would fix it. He is just now getting back to fixing it and said it would be another 6 to 7 months to fix the front porch since he has just enough money left to finish painting the house. It still insn't finished. Do I have to put up with this and what can I do.

Now onto the pet issue. I signed the lease with my wife and two dogs, since, we have separated and she took the dogs and I asked to have the pet rent $55.00 a month for two medium sized dogs removed. He gave me authorization via email that it was removed. Now, I have gotten a cat from a guy that I work with that couldn't take care of it, I didn't bother telling me landlord and when he came over to paint one day, he came in my house, without any prior notice that he would be doing this, and found my cat. He sent me a letter via certified mail stating that he found my cat and that the $55.00 a month pet rent was added back on. I came home and told him that the amount was unacceptable for one cat and that the majority of places in town charge between $20-25 a month. He came back and told me that I will pay it. I told him that I wouldn't since the original amount agreed on for the two dogs was taken off and we would have to re-negotiate the amount for the cat. He sent me an email stating that he would set the pet rent up to $30.00 which I will take only because now, I want to get him on all the repairs mentioned above and make it so he can't hold me liable for getting a pet without his permission again. I was also told that the max he could charge is $100 a month in pet rent and I feel the only reason he added that in was to scare me into it.

Does anyone know what I can do? I don't our my relationship to go sour on me, but he told me in 16 years of renting houses he has never had anyone put in as many calls for maintenace as me. I on't do it because I'm paying for his service and I don't want to be held responsible for anything other than what I do. I also have a broken wood-burning fireplace that I can't use and he put it in the rental agreement but I didn't know about it until I had the contract in front of me, since he's so cheap and has no money that's why he can't fix it, can I do anything about this either?

Please any advice will help.
