I have received a letter from my first mortgage provider saying that as our property insurance has lapsed they have set up new insurance for us. They are charging us a hefty premuim, and back dating to charge to March 2004. This is the first notification that we have received.

However, our property insurance has never lapsed, it is still in effect. The insurance company say they have never told our mortgage company that the policy lapsed. They have provided us a letter to this affect.

It is impossible to speak to anyone at the mortgage company without being put on hold or being transferred in circles. Mutliple voice mails have been left unanswered and two letters have had no effect.

Any ideas on how to proceed.

Send them a certified RRR letter stating the facts, and a copy of the letter from your insurance company.
If they don't respond, have a real estate lawyer send them a letter.
