My family bought a little farm about 7 years ago from some friends of ours, who owned it for about 15 years. It is 42 acres of completely fenced pasture/timber mixture. The house and shop sit on roughly 5 acres that has been used as my yard and pasture for those 15 years. The 5 acres is separated from the adjoining property owner by a fence/wood line that has been there for at least 50 years (all parties agree). My neighbor had a survey done a couple years ago and his line (according to this new survey) takes about 1/2 of an acre including half of my shop. He has said from the get go that the old fences are the lines as far as he was concerned, but now that we are trying to sell our place, he says that he will not sign over or sell us that little corner. If my shop was not cut in half by the new line I would not worry too much about it, but what are my options? We will probably lose the sale to the current prospective buyer for all the delays, but I have to get this straightened out somehow. Thank you for any advice!
