Question about Commercial Rental

I have been renting a small retail location for a few months and struggling to pay the rent. When I first looked at the place there had been a fire there a few years before and it had been completely gutted. It was nothing but rafters and studs when I first saw it. I decided to rent the place and the landlord commenced to remodel the interior. After I signed the lease and moved in he stopped by one day and mentioned that he had to still get the final inspection done. I never gave it a second thought until recently.

When I rented the place I was told I would be getting a discounted rent because I paid for the bathroom fixtures, mouldings and interior and exterior painting. Later I came to find out after a little investingation that I am being overcharged market value for the place. (Discount my foot!)

Anyway, due to he high rent I cannot afford to pay my rent anymore and am preparing to move out. Okay here's my questions....
1) I am 2 months behind on rent and he knows I am planning to move out. I'm afraid I'm going to pull up one day and find that he locked me out with all my inventory still inside. Can he legally do that himself or would he have to officially start eviction procedures? If so what are the procedures?

2) I never did see an inspector come by and don't think he ever got the Certificate of Occupancy for the place. If this is true, can I use that against him in any way? I've been thinking of calling the Town Hall to find out if one was ever issued. If there wasn't one issued, can I get into any kind of trouble for being in there without a CO or is all that on the Landlord?

I'd appreciate any advice on the subject.

With commercial rentals YES your LL can lock you out , Pay him up to protect your inventory and If you learn the building was to have a CO and didnt then use small claims court to address the issue as to wether you are entitled to any thing back or not.
