Father (1/3), mother (1/3) and son (1/3) are on the grant deed. Now the father and mother want the son to take the whole house. They file a quite claim deed. Obviously, both the father and mother have to sign the quitclaim deed as 'grantor'.
Question: Is the son both a 'grantor' and a 'grantee' in this case? So does it mean the son has to sign the quitclaim deed as a 'grantor' too even if he is also the 'grantee'?
