What is the name of your state? CA

Father (1/3), mother (1/3) and son (1/3) are on the grant deed. Now the father and mother want the son to take the whole house. They file a quite claim deed. Obviously, both the father and mother have to sign the quitclaim deed as 'grantor'.

Question: Is the son both a 'grantor' and a 'grantee' in this case? So does it mean the son has to sign the quitclaim deed as a 'grantor' too even if he is also the 'grantee'?

a deed transfers ones interest in RE to another. The son is not transferring any interest so no need to sign any deed. All that needs be done is mom and dad deed their interest to the son.
