What is the name of your state? California

On a California residential property Grant Deed, a mother and son are listed as joint tenants. What exactly does that mean?

One of them might want to sell their part of the proprerty. Is a proceedure known as a "Partition Action" legal in California?

this is probably as simple an definition as I can find:

Where two or more persons acquire an equal undivided interest on a property. When one person dies, that person's share automatically goes to the survivor or survivors.

You would not need to sue to partition if you can find somebody willing to buy your share of the property but you cannot force the other person to sell their share unless the courts do order a sale to partition the property and the party that wants to maintain ownership does not have the means to purchase the other parties share.
