What is the name of your state (only U.S. law)? California

Apologies if this is not the right forum to post this question, I am not sure where it should be posted.

My wife and I agreed via email back in August that she may rent the house, I was and am in the United Kingdom and we are currently going though a divorce.

I terminated the renter via email back in January and he confirmed that he had moved out of the house in February.

My wife plans on renting the house again and I need to know if she needs my permission to do this, we are joint owners.

If she does need my permission and goes ahead anyway, what is my legal recourse?

Disagree -

They are "JOINT" owners - she has just as much right to rent out the house as he does. She does not need his "permission".

@HomeGuru - If you read the entire email you will see that I terminated the renter via email and he responded and gave notice.

Now whether he did actually do that or not remains to be seen.

Still confused as one of you says she needs permission and one says she does not.

So I guess my next question is renting out a jointly owned mortgaged property - do you need to inform your Lender, your Housing Assoiciation and your Insurer.
