I was in escrow in May of this year. Decided not to buy house based on inspections. Seller contested (my realtor was pushing for sale and did not, in many ways, do her job) and decided he wanted to keep my $1,000 deposit. On October 4th I took him to small claims court (California) and won. However, I still cannot get the title company to give me my money back. Any suggestions?

Have an attorney send a hammer letter to the title company or if you don't want to pay an attorney, send them one yourself certified. Send a copy of the purchase agreement with the home inspection contingency highlighted and a copy of the small claims court ruling. Advise them they have 30-days to return your money or you will sue. Send the letter to the head honcho.
