Returning security deposit.......

I am a manager of a building and had an older couple moved out last week a year after signing a 1 year lease. They destroyed the carpet which is Berber carpet and cost $1,400 to install. Our cleaning crew also charged me $400 for the cleaning, which was correct cause they left the apartment a mess, and left piles of clothes, furniture and dibri around.

UnfortunatelyI only charged them $1,000 for security

This is was I was billed for:

Paint: $600
Cleaning: $400
Carpet: $1,400
Total--- $2,400

My question can I hold her security back for the full 1,000 and can I bill her for another 1,000 or take her to court for it?

I took pictures, and it was a freakin mess when they left!

Have you done your letter detailing the final breakdown of charges ? do that and show the balance they owe and plan on filing a claim in small claims court to recover the difference .If they dont pay the difference in a reasonable time .

We charge 2,000 a month for our 2/Bedrooms and Berber carpet is supposed to be very durable!

I have all the reciepts and took pictures of the unit!
