What is the name of your state? Tennessee

I owner financed a building. It is now in foreclosure. Do I have the right to enter the building (to secure it, clean it up in preparation for public auction, etc.)?

The above is a broad based question. My specific details are: Debtor filed bankruptcy, but the stay has been lifted; I have a 2nd mortgage, but a good relationship with the finance company holding the 1st. I expect to be the high bidder when the public sale occurs (no way the real estate will pay off the 1st mortgage and mine).
