What is the name of your state? MO

Had tenants that left the house without notice..first time for me with this issue...I am curious about the deposit...am I entitled to return the deposit since they left without notifying me?
I know I can recover for lost rent, but can I also claim for the following: cost of certified mail, utilities, and failure to clean out gutters and trash in floor register? Thanks ,the MO handbook is not very clear...unless I am misreading it...

That would depend on your lease agreement. If your lease called for a 30 day notice then they owe you for at lease 30 days of rent. Damages include cleaning, repairs and loss of rent. Also, if they left no forwarding address, then it makes it easier for you since you will be sending an account of the deposit to the address that they vacated via certified mail, with delivery confirmation. If it comes back to you, then don't open it. Save it for court if they challenge you. This is your proof that you did try to abide by your state rental laws.
