What is the name of your state (only U.S. law)? MD

On March 1st, I sent my landlord a letter stating I was moving out by the end of the month because I could no longer afford my rent. On March 15th, I sent another letter to my landlord stating my last day in the apartment would be March 27th, and the premises would be cleaned and ready for inspection March 31. On March 31, I sent another letter stating the premises was cleaned and ready for inspection,I gave her my new address and telephone where I could be reached, and also made a phone call.

It is now April 12, I've yet to hear from my landlord about my inspection or return of my security deposit which is $1000. I've read she has 45 days to return it to me, and with hold anything for damages. I've tried calling and get no answer.

What can I do since its been 17 days since I left and I've yet to hear anything about an inspection or return of my security deposit.

What am I entitled to do right now? If anything, or do I start taking action after the 45 days?

You have to wait the full 45 days, then sue them.

Hopefully you mailed all your notices certified. I mean that would have helped.

Were you on month to month lease when you notified the landlord that you were leaving?

If not, the landlord could argue you broke your lease and that your security deposit will be held in place of rent.

If you broke your lease, you can expect an accounting of the damage deductions and a bill for the rest.

Damages = any additional cleaning/repairs and rent owed for the remainder of your lease.

Yes I was month to month. I've been month to month for the last 2 years. My lease was up August 2008, and never renewed it, just been month to month since then
