My husband and I live north of atlanta. our current home was listed to sell and has had two contracts on the home. both contracts have fallen through. now, because of time constraints, we are forced to rent the home out. my new tenants are interested in buying the home next year. if i rent for a year and then sell my home will i have to do a 1031 exchange? how can i get my equity out of the home and not pay uncle sam or state taxes?
