Selling Mobile Home - POA

What is the name of your state? California

I'm Power of Attorney for my father (has Alzheimer’s currently residing in a nursing home), and I'm in the process of selling his Mobile Home (also owns the land within a Senior Citizen's park in California).

Property was listed, Purchase Agreement was signed; now I've received the Escrow Instructions to sign and send back. Can someone please tell me the normal procedures in transferring a mobile home during a sell in California?

The Escrow instructions include a Power of Attorney form to be signed by my dad giving power of attorney to the Escrow Company "to act as my attorney in fact, only to sign papers and documents that may be necessary in order to secure California registration of or to transfer my interest in the above described unit". Is this a normal procedure? If so, would I sign it as his POA, or are they asking for him to sign it (he can't; he's in the advanced states of Alzheimer’s)?

I really don't trust the Listing Agent, so any information would be appreciated.

**A: you would sign for him as attorney in fact per the POA. Now direct your questions to the escrow company.

Is POA normal procedure in selling Mobile Home

Is it normal procedure during a sell of a mobile home in California to sign over Power of Attorney to the Escrow Company?

**A: no, you DO NOT sign over a POA to an escrow company.
It appears that you do not have a clue as to what you are even asking.

Why not let an Atty handle a transaction for you that you obviously haven't clue as to what you are doing?

Oh as the POA you better make sure none of those funds end up in your bank account and are fully accounted for.

Your question WAS answered YOU just do not understand it.

**A: so what the heck is your question now? Let's take this in baby steps.
Your father needs to sign the POA appointing you his attorney in fact.
Once this is done, you will be the appointed person to then sign any and all escrow documents for your father through the POA. Got it now?

Because they "don't have a clue" on something.
After all the rude responses I've received, I still have not received the answer to the 1 question I had. When transfering title (registration) on a mobile home, is a poa required to complete the dmv registration portion???
