Selling my home to my kids, what do I HAVE to do?

My ex husband passed away in Dec 2000 and left me our house in Texas ( I live in NC). It has been paid off by his estate and I would like to sell it to our adult kids. They are aware of the tax value as of 2001 and all damages etc of the property. They are presently living in the home.

I have no income and need to know the easiest and cheapest way to go about selling it legally. Do I have to file the release of lien (deed) into my name before selling it to the kids? My name was still on the loan when it was paid off.
Do I have to HAVE to have it appraised even if the kids agree on paying the tax value?

Any help would be greatly appreciated. I am not even sure of what questions I should be asking. I need someone to really walk me through this. I have called all the county agents I can think of and they are not helpful and actually have been very rude in regards to my ignorance on the subject.

Is a lawyer going to be able to tell me the steps I need to take without charging me? As I have stated, I have NO income. I understand that a consultation fee may be waved or included in total payment due if I am to retain him/her, but what if I don't or can't retain him/her?
I also understand that I may have to have a lawyers services at some point (if I do indeed sell the house and therefor receive money) but am needing to know what to expect so that I might determine my final decision. I guess I was hoping someone could recommend a "checklist" of sorts to educate me.
