My condo building is one of 10 within the association. Each building has 8 units. I just received a copy of the new rules and regulations. I am concerned with the rule regarding exterior hoses and faucets for the unit owners who have the shut off valve in their basement (me, of course). It reads: "Water hoses must be removed and stored neatly in the winter months. Unit owners with exterior faucets must shut them off prior to the winter months to prevent any damage to the faucet or the owner's unit. Any resulting damage to the unit, faucet, or bursting pipes will be the responsibility of the unit owner with the access to turn off the faucet."
Now, I've been here 5 years, and have always turned the water off well in advance of freezing weather and don't turn it back on (much to the anger of my neighboring units) until I'm sure the weather is warm enough. If something should happen during those months, even though I've turned off the water, it still sounds that the association wants to hold themselves harmless.
Also, I don't agree that I should be the unit owner responsible for the storing of the hose. I don't want it stored in my basement when one of the other owners (6 of the 8 have garages, I don't) could just as readily store it.
Now, you'd think with only 7 neighbors we'd be friendly enough to discuss this amongst ourselves, but they're the type to ignore you when you say hello to them. I've tried, but it's hopeless.
Do I have something to worry about here?
