What is the name of your state (only U.S. law)? Washington state

Mom died over 2 years ago. At the time, her only asset was a condo, on which she owed a little less than what it was worth. She also had some other debt, so I decided not to pursue probate and to let the property go. (She had a will. I am listed as the only heir and executor.)

The property was finally auctioned two weeks ago. To my surprise, I started getting calls and letters from recovery companies, wanting to assist me in getting the excess funds. I found out that the condo sold for $25k more than what was owed to the bank. (Seattle area real estate is pretty hot apparently.) I also know that the HOA company is in line for the past dues and legal fees (or would that be paid by the buyer?). I don't know of any other liens at this time, so it's likely that there will be money left over once that lien is satisfied.

My question is how do I go about finding and requesting these funds? I hope that I don't have to go through probate, because at the time of her death her estate was worth less than $100k net.
Obviously I don't want to use a recovery service that will charge 50% or more.

Do you intend on paying your mothers debts with that money? Does the debts owed exceed the money from the condo?


Basically the money belongs to her estate. Her estate also apparently owes debts. You are not entitled to any money until her creditors are paid. The hoa is one of the creditors that need to be paid from that money.
