Tenant Eviction (60 day notice)

What is the name of your state? Georgia

I need to evict a tenant for non payment of rent. When does the 60 day notice start? From the time you sent the first eviction notice? I have already sent two warning notices that the back rent was due. I am confused about the Georgia law. Does this 60 days notice start from the time I sent the first warning letter to pay up? Or, does it start from the time I actually send a certified eviction notice? *I have not yet sent an official eviction notice*

* The first warning letter I sent did not have anything about an eviction in it. It just stated that the rent was late and due within a week.
* The second warning letter also did not contain an eviction notice. I just stated once again that the back rent was due within five (5) business days, or further legal action would be taken..

Was it a mistake on my behalf that I did not include in these warning letters, an eviction notice? Or, am I following the proper proceedure?

Then, if you're in the business, why don't you know the laws that concern your business? A little like walking in the dark, wouldn't you say?

Go to your nearest bookstore, and get a book on Landlord/Tenant law. Start reading, and start getting smart about your business.

My response:

It is. But, we're not going to teach you everything you need to know. Sometimes, the answers aren't "simple."

Are you actually saying that you'd rather know the law concerning your business on a piecemeal basis? That's not smart business. You need to know the law BEFORE crap happens, not after.

The book has your answers, and answers to many more items you need to know.

Well, then you have the wrong books. You need a good "step-by-step, how to" book - - perhaps with pictures. You also need to have a consultation with a L/T attorney.

Well, I guess it's about that time to send a Demand of Possession Letter then :D
