What is the name of your state (only U.S. law)? California
I rent 2 units in a one story commercial building out of 8 units in the last 30 years. Many changes happened when the Landlord decided to make one-woman tenant as manager (according to her) or secretary per Landlord in 2007. First, "they" decided to stop the commercial waste service and let us "tenants" discard our disposable office paper and food materials at our house. Secondly, she demands for an office rent increase by 10% for each unit located in the City of Los Angeles. I have an inkling that I am the only tenant asked to pay the rent increase (is this discrimination?).
Both Landlord and we tenants do not have a rental of lease agreements. Thirdly, if I decided to move out, can I remove the improvements I made in the last 3 years such as ceilings with pin lights, 2 yr old carpet, room dividers, and decorative walls?

Commercial leases are not governed by landlord-tenant law, that only applies to RESIDENTIAL leases. Your rights are only what is specifically stated in your lease. Take it to a lawyer for help.
