What is the name of your state (only U.S. law)? Maryland

Can you include in the lease termination letter that they are responsible for all rent up until they move have to clean certain things as agreed upon Just as a REMINDER ? Or is that just considered common knowledge and not necessary ... Just the basic form and they should know from the lease they have to clean, etc... Thanks!

You can add any obligation you want to your lease... as long as it is not contrary to your state laws.

Reminders are a good idea and providing them with a check-out cleaning checklist and names of carpet cleaners and house cleaners will go a long way toward your getting your property back in clean condition so it is ready for re-renting!!
