This one might stump you 5 day notice

I received a 5 day notice from my landlord. I haven't paid rent or the security deposit I owed because of egregious violations of landlord tenant law which I don't want to go into at this point. Let's just say these people are slumlords and according to what I've read they've been sued many times. The 5 day notice asks for the amount due for the security deposit, plus rent, plus a 20$ late fee which is including in the lease. Can a landlord demand that of me within 5 days and if I don't pay it terminate my rights of possession, or can they only demand me rent?

On day six, the custom is to file in court and soon afterwards be served with a court date. You will be evicted soon afterwards.

I know that's custom when a 5 day notice demands rent. What happens when a 5 day notice demands rent and other items? Is it true or false that other items cannot be demanded on a 5 day notice? If it is illegal to demand additional money, and it is demanded, and a tenant moves out, can a tenant claim an illegal termination of rights of possession?

Laws vary from state to state. You need to look up your state landlord tenant act and read the section on eviction. If this is not the first time you find yourself in this situation, or the rent is due for a certain length of time the landlord may terminate the tenancy and demand that you vacate. It may also be possible that he may only request rent due, and by paying it you may delay eviction, but he may still insist that you make payment on late fees.
