What is the name of your state (only U.S. law)? MA

My tenant has been renting the parking spot in the garage for 4 months. He sent me checks every month, but when I tried to deposit them they returned unpaid. He apologized, said that he moved all the funds to Saving account and promised to sent me another check for all these months. And he did, but again it returned unpaid. According to our parking lease agreement I have a right to tow his vehicle. But I'm also interested in getting money for the lease (and perhaps some compensation for the inconveince). Could you, please, advice what should I do (and legally can do) in this case. Thanks in advance.

Is this a lease only for a garage space and not a rental home /apt lease ? If the garage is with a residential rental on the same lease together then I would say first off no more checks and second you would have to follow your states laws to begin to evict , IF it is a stand alone lease that only addresses garage rental and NOT housing I would say it is not with in the scope of residential landlord tenant law and to rely on the garage only lease as to your guide on what your free to do.

Thanks. In fact, it is garage ONLY lease. I was just wondering what would be the best way to behave in this case. Go to court? Local DA? The complication here is that he will stay in South Korea for another month. I have a copies of all returned checks (with his address in the US, he is banking with US bank ). I also took a photos of his car parked at my parking spot.
