wanted to rent, but!!!

I am looking into a place to rent, its a house with 1 acre, but I can't do anything to this land, most is river and an iland. It has large shop on the land which is also owned by the owner it sits in the yard. The owner says either I pay extra for this barn, which animals are not aloud in, or she will rent it seperatly to someone else. There is no seperate drive for this barn and someone would have to walk through my front yard, park in my driveway and then walk through my back yard. Is this leagl for her to rent serperatly. She also drew up the lease her self and stated that its a 6 month lease ( when we talked she said 1 year lease) and it states that after 6 month she has the right to ask for 10% more for the rent thats another 350.00. The she has the option of renting to me on a month to month agreement. Then if everything is ok she will lease it out again to me, again she has the right to charge another 10% for the rent. This sounds really strange to me and the way I see it she can up my rent 700.00 within 1 to 1/2 years. She was a mediation attorney in Portland without a job for 3 years and seems desperate for money to me. What do you think.

What ever you agree to is legal...

I know it sounds like a pain to have people trecking through your yard but if you agree to that then that is what will happen, looks like a take it or leave it situation.

Also rent can be raised to what ever you agree to in the lease.

Wrong! Whatever you agree to is NOT always legal... If it violates any of the state LL/T laws, it is ILLEGAL...

As far as the OP is concerened, don't waste your time with this LL... Already there are red flags being thown up and you're still considering renting from her?

Time to move on, if she truly is "desperate", let her be desperate on someone else... This sounds like a prime example for a "told you so" statement...

You broaden my use of the word What Ever too far Who's Liable.

If the tenants agree to shared usage of the path to the rear unit or understand that there is two separate rental parts of the property sharing the same passage then its legal.
