What is the name of your state?VA

Hello, my father past away 3 months ago, and going through all his files, I came across a folder that had a title change form in it. On this title change to the home, he had his name taken off the title, and listed me as the titleholder to the home. He was a veteran, the loan is financed through a VA loan, and I am not listed on the loan at all. My question, would it be difficult for me to refinance this loan being that the house was willed to me?

Was this form ever recorded with the county clerk/registrar??
If not, then the property transfer would likely NOT be legally valid as it is after his death. You would need to have a local attorney review the full facts to see if you have right to ownership.... or if the house is part of his estate and subject to state probate/intestate laws.

If the house is in fact yours, then there should be no problem refinancing... but you will have to get refinancing from another source (not the VA). Simply make application for a mortgage with whoever you chose. If they approve your application, the previous debt (VA) would be paid and the property refinanced with YOUR mortgage company.
